## What a GC Gets From Us

Finish-out electrical goes wrong in predictable places: a bid that missed the panel, a permit filed under the wrong code edition, rough-in that is not ready when the drywall crew arrives, or a close-out package that holds up the certificate of occupancy. We work to avoid each of them:

- Bids priced from the drawings and specs, with clarifications and exclusions written out rather than discovered at change-order time
- Submittals for gear, fixtures and controls turned around early, because lead times on panels and lighting set the schedule more than labor does
- Permits in the city the job is in; DFW cities enforce different NEC editions, and we file to the one your inspector will use
- Rough-in ready for above-ceiling and in-wall inspections before the drywall and ceiling trades need the space
- Trim-out coordinated with the ceiling grid, millwork and equipment sets Which city enforces which code edition is set out in our guide to NEC editions by DFW city .

## Retail, Office and Restaurant Scopes

The scope changes with the use, and so does what goes wrong:

- Retail — new tenant panel or feeder from the landlord's distribution, storefront and display lighting, signage circuits, and energy code lighting controls
- Office — receptacle and furniture-feed layouts, lighting with occupancy and daylight controls, dedicated circuits for IT rooms, and boxes and pathways for the low-voltage contractor
- Restaurant — kitchen equipment circuits from the equipment schedule, and the electrical interlocks between the hood fire suppression system and cooking equipment that the code requires, coordinated with the hood contractor
- Light industrial and flex — three-phase distribution, equipment connections and high-bay lighting for warehouse-and-office spaces

## The Landlord's Side of the Building

Most finish-out surprises start at the shell. In a multi-tenant building the landlord's work often ends at a meter, a disconnect or a stub of conduit, and what was delivered does not always match the lease exhibit. Before we price, we confirm what service and distribution the shell actually provides to the space, whether the tenant needs a load letter for the landlord, and whether the meter and service the space gets can carry what the drawings call for. Finding that out at bid time keeps it out of your change-order log.

For owners and tenants planning the space, see our tenant finish-out planning guide for Grand Prairie and Arlington .

## How to Send Us a Bid

Email the bid invitation, drawings and specs to office@clementselectric.com with the bid due date and the job location. We confirm receipt, tell you promptly if it is not a fit, and send questions early enough for an addendum. If your process needs a prequalification packet before bid day, ask for it and you will get the license, certificates of insurance, bonding documentation and references. Insurance limits are provided in that packet rather than published here.
